Key Findings and Recommendations
1. Ground Floor Joist Repair: Historic degradation of a ground floor joist was identified, with a previous repair noted. Movement in the floor above was attributed to a void between the joist and floorboards. To remedy this, it was recommended to shim the void with timber to ensure proper support and stability.
2. Gable Wall Cracking: Significant cracks in the southern gable wall were observed, likely caused by subsidence due to changes in soil moisture over decades. Previous repair attempts with steel bars were ineffective. Monitoring the cracks over a summer season using tell-tales or crack monitors was advised to confirm stability before further action (as no clear movement was observed in the past year, and so settlement may have already occurred meaning that a costly underpinning may be unnecessary.)
3. Loft Purlin Failure: A failed roof purlin was found with a poorly executed repair. To improve this, the purlin was recommended to be jacked up to align with the repair timber, and additional bolts to be installed to provide mechanical restraint and load support.
4. Roof Rafters: Newly installed roof rafters were assessed as under-designed without intermediate support. It was recommended to add timber ties at a height of 2.4m above the floor level to reduce deflections and improve structural performance.
