At SARL Dobson Structures, we are proud to share our latest project – converting a former bar space into two attractive two-floor apartments. This innovative conversion involves a series of internal structural modifications designed to meet modern residential requirements while maintaining efficiency and safety.
Smart Structural Solutions
Working to industry-leading Eurocode standards, our design simplifies the conversion process by reducing overall loads compared to the building’s previous commercial use. With lower residential loads and a reduced seismic risk in Seismic Zone 2, we were able to streamline the design by omitting extensive seismic analysis.
Key design decisions include:
Steel Beam Integration:
We have selected steel beams to speed up construction and reduce labour costs.
Beam 1 supports the new timber-decked floor and a portion of the masonry load above, ensuring a stable, level surface for the apartments.
Beam 2 is dedicated to supporting the existing spiral staircase, designed to limit deflection and differential settlement, so the stairs remain safe and level.
Timber Post Support:
A robust timber post, appropriately sized in high-quality hardwood, has been designed to transfer load efficiently into the slab, providing access support to the lower apartment.
Masonry Column Design:
The new block wall is engineered as a load-bearing column, with careful attention to solid support below critical junctions. Where masonry loads are higher, we recommended using solid block or filled hollow blocks to ensure lasting stability.
